Assume you have competition
In a community this size, the realistic planning assumption is that a comparable home will be active at the same time. That makes launch timing, pre-listing condition work and photography quality decisive rather than cosmetic.
Sell the amenity program honestly
Windermere's amenity set is unusually deep and it is a legitimate differentiator against newer, smaller South Forsyth communities. Listing it specifically — courts, aquatics, fitness, amphitheatre — outperforms generic 'resort-style amenities' language with relocating buyers who are comparing on paper.
Clear ARC before you improve
Pre-listing exterior improvements may require architectural review. Sequencing that approval before the work — not after — protects both the timeline and the return on the improvement.

- Proximity to the amenity campus — In a community whose primary draw is its amenities, walkability to the clubhouse and pools is a genuine and measurable preference — and it is not captured by any automated estimate.
- Home vintage and phase — A community of this size was built in phases. Phase and vintage drive floor-plan expectations and renovation status, and belong in the comparable set definition.
- Lot privacy and grade — Interior lots, cul-de-sac position, wooded buffers and yard usability separate otherwise identical floor plans.
- Condition against a large competing set — With approximately 1,278 homes, an owner is more likely to have direct competition on the market. Condition and presentation decide which of two similar homes sells first — and at which number.
