What this model includes — and what it cannot
The estimate covers principal and interest, county property tax, homeowners insurance, HOA dues and, below twenty percent down, conventional mortgage insurance.
It cannot know four things that materially change your cost in North Atlanta:
- Reassessment. Your tax basis resets after purchase. The seller's bill, especially with a long-held homestead exemption, understates yours.
- Mandatory club membership. Several country-club communities require initiation and monthly minimums that sit outside HOA dues entirely.
- Special assessments. Pending capital projects are disclosed in HOA documents, not in the dues figure on a listing.
- Your actual rate. Pricing depends on credit, loan size, occupancy and points. Only a lender quote is real.
