For sellers

Your home is a financial position. Sell it like one.

Most listing presentations are a pitch. This one is a diagnosis: what your home is worth today, what the market will bear this quarter, and what you will actually net at closing.

The process

Six stages, each with a decision you get to make

Nothing happens to your home without your sign-off, and nothing is recommended without the data behind it.

  1. 01

    Assessment

A walkthrough and a review of your goals, timeline and financial position. No listing agreement discussed on the first visit.

  2. 02

    Analysis

Comparable sales, active competition, absorption rate and days-on-market trend for your specific submarket.

  3. 03

    Preparation

A prioritised punch list ranked by return on cost, plus staging, photography and pre-market repairs.

  4. 04

    Launch

Professional media, syndication across FMLS, GAMLS and the portals, and a coordinated first-weekend strategy.

  5. 05

    Negotiation

Offers evaluated on net proceeds and certainty of close — not headline price alone.

  6. 06

    Closing

Inspection response, appraisal defence and coordination with the closing attorney through funding.

The questions sellers ask first

If yours isn't here, the full seller FAQ goes deeper.

Only the ones that return more than they cost. Peter provides a ranked punch list after the walkthrough, and will tell you plainly when a project is not worth doing.

Yes — this is the most common scenario. Peter sequences the two transactions with contingency, bridge or leaseback strategies so you are never carrying two mortgages by accident.
