What the search cannot tell you
Photos and price history are public. HOA behavior, which streets flood, how a golf-community membership transfers, and which listings are quietly negotiable are not.
Why it has sat
Days on market is visible. Whether it is priced wrong, shows badly, or has a disclosure problem is not — and those three lead to very different offers.
What the HOA requires
Mandatory club membership, initiation fees, transfer fees and rental restrictions rarely appear in a listing field. They change the cost of ownership materially.
What it is actually worth
The list price is the seller's opinion. Before you offer, you get closed comparables, adjustments and a defensible number in writing.
