What is expected of you

A listing runs on cooperation, not effort. Your part is small but non-negotiable: give honest disclosure about the property's condition, keep it showable during the first three weeks, and respond to offers within the contractual window.

What is never asked of you

  • Renovations that will not return their cost at closing
  • A price you do not believe in, chosen to win the listing
  • An exclusivity term longer than the strategy requires
  • A decision made in the same meeting it was first presented

If the answer is "don't sell yet"

Sometimes the analysis says wait — a school-calendar timing issue, a competing spec release in your community, or a payoff position that improves materially in two quarters. You will hear that, in writing, with the numbers behind it.

Documents to gather early

  • Most recent mortgage payoff statement
  • Survey or plat, if you have one
  • HOA covenants, dues statement and any open violations
  • Warranties and permits for major work (roof, HVAC, additions)
  • Prior inspection or termite letters
  • Utility averages for the last twelve months
