Georgia specifics
What is different about buying here
Due diligence, not just inspection
Georgia contracts typically use a negotiated due diligence period during which a buyer may terminate for any reason. Its length is a negotiable term with real economic value — treat it as one, not as boilerplate.
Attorney-closed state
Georgia closings are conducted by a closing attorney. Who selects that attorney is customarily a buyer decision, and coordinating early keeps title work off the critical path.
HOA documents matter more here
In country-club and covenant communities, dues, mandatory memberships, transfer fees, rental restrictions and pending special assessments all change the cost of ownership. Read them before the due diligence period expires.
Property tax reassessment
The seller's current tax bill is not your future tax bill. Counties reassess after a sale, and exemptions do not transfer. Budget on the reassessed basis, not the listing figure.
How long it takes
