A home priced above market perception, regardless of appraised value, will stall. Buyers compare, and overpriced homes train buyers to wait for a reduction or move on.
- Was the original list price supported by comparable closed sales within 90 days?
- Did the price hold through the full listing period, or were reductions reactive?
- How did the price compare to competing active and pending listings at the time?
Preparation & Condition
Buyers make emotional decisions first and logical decisions second. Condition issues, visible or not, create hesitation that price reductions alone cannot fix.
- Were pre-listing repairs or updates completed, or deferred?
- Did buyer feedback mention specific condition concerns?
- Was the home professionally staged, or shown furnished as-is?
Marketing & Exposure
A listing that doesn't reach the right buyers can't sell. Exposure quality, professional photography, MLS accuracy, digital syndication, and agent network reach, determines who sees the home and how.
- Were professional photos used, and did they accurately represent the home's best features?
- How many showings did the listing generate in the first two weeks?
- Was the listing syndicated beyond MLS to Zillow, Realtor.com, and agent networks?
Strategy & Representation
Negotiation posture, offer handling, feedback loops, and communication between agents all influence whether a transaction closes. A weak response to the first offer often sets a damaging precedent.
