School district. Forsyth County communities feed Forsyth County Schools. Sugarloaf feeds Gwinnett County Schools. These are separate systems. Verify the school assignment for any specific address, not just the community name.

Property taxes. Forsyth County and Gwinnett County have different millage rates. The annual tax difference on a home in this price range is real money, so calculate it for any specific address before purchasing.

County governance. Fire, police, and zoning are administered separately. This rarely affects day-to-day experience but is a factual difference worth knowing.
