The City Markets: Alpharetta and Johns Creek
Alpharetta and Johns Creek are cities, not named communities. They each contain a broad range of housing: townhomes, single-family non-amenity neighborhoods, and estate and executive homes at the luxury level. Thin buyer pools in gated communities mean pricing and timing decisions carry more weight than in high-volume markets. A St. Marlo home may have fewer than eight comparable sales in a 12-month window. Valuation requires judgment, not just a comparable search.
Buyer qualification matters differently here. A buyer who wants St. Marlo must be able to pass the private club membership review. A listing strategy that reaches the right qualified buyer pool, not the widest audience, produces better results.
