Windermere is not a single neighborhood. It is a master-planned community with approximately 1,278 homes built out in phases over time, which is why the price range runs from the mid-$400s to over $1.5 million depending on section, lot, and finish level. That span matters when you're interpreting the market data.

Here is what the numbers show.

Q2 2026 Market Snapshot

  • Trailing 12-month median: $875,000
  • Trailing 12-month range: $435,000 to $1,575,000

The trailing twelve-month median ($875,000) is higher than the Q2 median ($800,000), which reflects mix variation across sections rather than a declining market. When you see a number like this, the right question is not "which figure is correct", both are, but which section your home sits in and what comparable sales in that specific section show.

The most recently recorded sale: 1455 Edenfield Pointe, closed August 14 for $950,000.

The Community

Windermere sits in Forsyth County near Cumming, accessible from GA-400. The community is anchored by Windermere Golf Club at 5000 Davis Love Drive, operated within the Invited club network. Golf membership is optional and separate from HOA dues. This distinction comes up in nearly every seller and buyer conversation here, so it is worth stating plainly.

HOA dues cover swim and tennis access, common area maintenance, and community events. The amenity package includes multiple pools (lap, zero-entry, water slide, splash fountain), 12 lighted tennis courts, 6 pickleball courts, a 24-hour fitness center, basketball courts, and a 7,500 square foot clubhouse.

What Sellers Should Know

The price range problem. Because Windermere spans such a wide band, a community-wide median is a starting point, not a number to anchor your decision on. Pricing here requires a tight comparable set: same section, similar square footage, similar lot configuration. Pulling comps from across the entire community without filtering for those variables produces a figure that may not reflect your actual market position.

HOA dues affect buyer calculations. Buyers are running PITI plus HOA into their monthly payment ceiling. Sellers who can speak specifically to what dues cover, and clarify that golf is separate and optional, tend to have fewer objections during the showing process.

Golf-adjacent lots carry a premium worth documenting. If your home backs to the golf course, that is a lot premium. Document it in photography and in the listing narrative. If it does not back to the course, clarify upfront that membership is not required, a common buyer assumption in golf communities that creates friction when left unaddressed.

What Buyers Should Know

The section matters more than the community name. Older sections have larger lots and mature landscaping; newer sections have tighter spacing. Walk the specific section before committing to the neighborhood.

School assignments for Windermere: Haw Creek Elementary, Lakeside Middle, South Forsyth High School. Assignments are subject to change, so confirm current zoning directly with Forsyth County Schools before closing.
