Sellers think in sale price. Closings happen in net proceeds. The gap between the two surprises people, and it should not.
What comes out of a Georgia seller's proceeds
- Remaining mortgage payoff, including per-diem interest through the funding date
- Real estate brokerage compensation as negotiated in your listing agreement
- Georgia transfer tax
- Prorated property taxes through the closing date
- Title and closing attorney fees allocated to the seller
- Any negotiated buyer concessions or repair credits
- HOA transfer or closing letter fees, which in amenity communities are not trivial
Why the estimate should come early
Net proceeds determine whether a move is financially viable at all. Running the number before you list — not at the closing table — is what lets you make a decision rather than react to one.
Use the net proceeds estimator on this site for a working figure, then review it with Peter against your actual payoff and community-specific fees.
