What's happening at the Forsyth campus
Northside Hospital's Forsyth campus has two expansion projects underway at once: a new medical office building opening this fall and a larger patient tower targeted for 2028.
Medical Office Building VI. According to Realty Trust Group, the project's developer, the new building is a 118,000-square-foot, four-story Class A facility anchored by a 37,000-square-foot ambulatory surgery center and a 6,500-square-foot advanced imaging center. Planned specialties include primary care, OB/GYN, general surgery, gastroenterology, neurology, thoracic surgery, and pulmonary care. Realty Trust Group states the building was 98 percent leased at groundbreaking, with eight physician practice groups among the partners alongside Northside Hospital and Healthpeak Properties. An 881-space parking deck is part of the project. Opening is targeted for fall 2026.
Patient tower expansion. Separately, Northside Hospital broke ground in April 2026 on a six-story patient tower adding 96 new patient rooms, according to Northside's own announcement. The project includes more than 260,000 square feet of new construction plus roughly 57,000 square feet of renovation to existing space, a new lab and pharmacy, a significantly expanded Emergency Department, and an approximately 500-space parking deck. Northside targets completion by the end of 2028, describing it as part of a longer-term plan toward a 500-bed campus.
These build on a longer growth arc. Northside has expanded its Forsyth presence from 41 beds when it arrived in the county in 2002 to 407 beds today, with more than 800,000 patient encounters recorded in 2024, per Northside.
Why it's worth thinking about now
The medical office building's high pre-leasing rate, well ahead of its fall 2026 opening, means some physicians and staff joining practices there may be making housing or commute decisions ahead of that opening, rather than waiting until closer to the date. The patient tower is a longer runway, targeted for 2028, but is worth being aware of if you're evaluating this campus as a longer-term employment location.
Areas to evaluate based on commute and housing preferences
The right area depends on your call schedule, family logistics, budget, and personal priorities. This is not a ranking or recommendation, just a starting list of areas within a workable drive of the Forsyth campus.
- Cumming and South Forsyth. The most direct option geographically, with drive time depending on exact location within the area.
- Johns Creek. South of the campus via GA-400.
- Alpharetta. Slightly farther, with a larger inventory of housing types.
- Suwanee. East of the campus, in Gwinnett County.
- Windermere, Sugarloaf Country Club, Olde Atlanta Club, and Laurel Springs. Established communities already covered on our site's community pages, each within a drive of the Forsyth campus.
If schools are a factor in your decision, check official resources directly: Forsyth County Schools, Fulton County Schools, or Gwinnett County Schools, depending on the area, rather than relying on third-party ratings, since school assignment and boundaries can change and vary by exact address.
Before choosing an area, it's worth driving the actual commute at the time of day your schedule would require it. Traffic on GA-400 and connecting roads varies significantly by hour, and a commute that looks reasonable on a map isn't always reasonable during a real call schedule.
Timing the move around a new position
If you're relocating to join a Forsyth-area practice, the real estate timeline needs to work around two things that don't always cooperate: your Georgia licensing and credentialing timeline, and your closing date. Licensing and credentialing timelines can affect a planned start date, which may influence whether short-term renting or buying immediately makes more sense. Financing also has physician-specific considerations worth discussing with a lender familiar with physician mortgage programs before you're under contract.

A note on current home prices in this area
Third-party home-value estimates for Cumming and South Forsyth vary meaningfully between sources as of this writing, more than would normally be expected for the same market. Rather than publish a specific figure that cannot be fully stood behind, the right next step for anyone weighing a purchase here is a current MLS pull. Peter can provide one directly, reflecting actual closed and active listings rather than a modeled estimate.
Frequently asked questions
Two separate projects: a 118,000-square-foot medical office building from Realty Trust Group opening fall 2026, and a six-story, 96-room patient tower Northside Hospital broke ground on in April 2026, targeted for completion by the end of 2028.
Per Realty Trust Group, planned specialties include primary care, OB/GYN, general surgery, gastroenterology, neurology, thoracic surgery, and pulmonary care, along with an ambulatory surgery center and an advanced imaging center.
It's an expansion of the existing Northside Hospital Forsyth campus in Cumming, Georgia, not a separate hospital.
Not necessarily. Actual drive times vary by exact neighborhood, road, and time of day, and can be meaningfully longer during a real call schedule than a map estimate suggests.
