Sugarloaf Country Club HOA, Club Membership & Amenities
The single most common source of confusion in a country-club community is the line between the homeowners association and the club. They are separate obligations with separate rules, and mixing them up costs deals. Here is how it works in Sugarloaf.
Verify in writing
Dues, initiation structures, transfer fees and membership categories change, and published summaries go stale. The property owners association
Sugarloaf is governed by the Sugarloaf Residential Property Owners Association, which administers the gate, common areas, community landscaping and architectural standards across the 1,200-acre property. Membership is mandatory and runs with the property.
Current assessments, the reserve position and any special assessment activity belong in the association's disclosure package. Because sub-neighborhoods inside the gates can carry their own additional structures, read the documents for the specific address rather than the community generally.
Club dues are not HOA dues
TPC Sugarloaf membership — golf, sports or social — is a separate structure from the property owners association, with its own initiation and monthly terms set by the club. Confirm current terms in writing during due diligence.
For sellers this distinction is a pricing input, not a technicality: buyers underwrite the total monthly carry, and an unclear presentation of the two obligations invites a conservative offer.
What to confirm before you buy or list
- Current association dues, billing frequency and what they cover
- Any assessment in place or under discussion, and the remaining term
- Whether club membership is mandatory, optional or tied to the property
- Initiation, transfer and reinstatement structures at the club
- Architectural review requirements for exterior changes and landscaping
- Leasing restrictions, caps and waiting lists
- Amenity access rules for guests, tenants and extended family
Sellers benefit from assembling this package before launch rather than during due diligence. It is the single cheapest way to prevent a late renegotiation.
