What is specific to St. Marlo
Price against the right comparable set
A community-wide average is the wrong tool in St. Marlo. The defensible comparable set is homes of similar vintage, similar lot position relative to the course, and similar terrace-level treatment — often a much smaller pool than a search radius returns. Prepare for the gate, not just the front door
Showing logistics in a manned-gate community are different. Access instructions, guest list handling and showing windows all affect how many qualified buyers physically walk the home in the first ten days — the window that sets the price.
Disclose the club structure clearly
Because the course is open to the public and club participation is optional, marketing that implies a mandatory membership creates avoidable buyer friction. State the structure plainly and let the amenity sell itself.
A note on advice you can act on early
The most valuable conversation is usually the one held years ahead of a sale. Which system replacements to schedule, which renovation to do and which to skip, and how the timing of your next purchase interacts with the sale — those choices compound. What buyers price here
- Golf-course frontage and lot position — Fairway frontage, the specific hole, and whether the view is open or screened create a wider spread in St. Marlo than raw square footage does. Two homes of identical size can belong in genuinely different price conversations.
- Kitchen and primary bath vintage — Much of the housing stock dates from the mid-1990s through the mid-2000s. Buyers at this price point price original kitchens and primary baths as a renovation project and discount well beyond the actual cost of the work.
- Terrace-level finish — The terrain here produces true daylight and walk-out basements. Whether that level is finished, how it is finished and whether it was permitted is a material line item.
- Roof, HVAC and systems age — On homes of this vintage the inspection is where deals move. Documented system ages, invoices and warranties shift the negotiation before it starts.
