The single most common source of confusion in a country-club community is the line between the homeowners association and the club. They are separate obligations with separate rules, and mixing them up costs deals. Here is how it works in Johns Creek.

There is no single Johns Creek HOA
Because Johns Creek is a municipality, association structure is set neighborhood by neighborhood. Some of the city's luxury enclaves are gated with mandatory club membership; others are open swim-tennis neighborhoods with modest voluntary dues; others carry no association at all. The obligation attached to a specific address has to be read from that neighborhood's recorded covenants, not assumed from the city.

Several Johns Creek neighborhoods sit adjacent to, but are not part of, a private club. Confirm current membership categories, initiation structure and any waitlist directly with the club. Those terms change, and no agent's website is the right source for them.
What to request before you list
The neighborhood's current assessment schedule, the covenants and any amendments, architectural review guidelines, minutes reflecting any planned special assessment, and the association's transfer-fee and resale-certificate procedure. In a city with this much structural variation between neighborhoods, having the package in hand early is what keeps a Johns Creek closing on schedule.
What to confirm before you buy or list
- Current association dues, billing frequency and what they cover
- Any assessment in place or under discussion, and the remaining term
- Whether club membership is mandatory, optional or tied to the property
- Initiation, transfer and reinstatement structures at the club
- Architectural review requirements for exterior changes and landscaping
- Leasing restrictions, caps and waiting lists
- Amenity access rules for guests, tenants and extended family
Sellers benefit from assembling this package before launch rather than during due diligence. It is the single cheapest way to prevent a late renegotiation.
