What a location search does not tell you

A search captures geography. It does not capture the things that decide whether a house holds its value.

Attendance zones move

District lines are redrawn as capacity shifts. Verify the current assignment with the district for the specific address, every time. Never rely on a listing field.

Subdivision edges are not price edges

Two streets inside one boundary can trade very differently based on lot orientation, cul-de-sac position, golf frontage and build year.

Inventory on a map is a snapshot

What matters is what closed, at what price, after how long. That analysis is not on any map. Ask for it before you write an offer.
